What the Numbers Say

1. Prices are steady, not falling

The county's median single-family price was $448,800 in September, up 2.0% from September 2025, and price per square foot rose 2.5% to $244. The 7.5% drop from August is seasonal: the median fell about 5.8% over the same two months last year.

2. Well-priced homes are selling faster

Single-family homes that sold in September spent a median of 22 days on the market, compared with 38 a year ago, and sellers received about 98.8% of list price. Buyers are still acting quickly on homes that are priced right.

3. Fewer homes are selling

Single-family closings fell 8.2% year over year in September and 3.7% for the July–September quarter (1,093 sales vs. 1,135). Supply held flat at 3.2 months, the same as a year ago.

4. Condos and townhomes are a different market

Condo and townhouse listings climbed to 717, up 17.0% from a year earlier, pushing supply to 6.3 months, a level commonly treated as balanced or buyer-leaning. Altamonte Springs condos are the softest segment in the county at 8.9 months of supply.

5. The tightest single-family markets

Casselberry (2.4 months of supply) and Winter Springs (2.5) are the most competitive cities for single-family homes, followed by Longwood and Oviedo (2.7 each). Sanford has the most supply at 4.1 months.

Common Questions

Seminole County Market FAQ

Is Seminole County a buyer's or seller's market right now?

It depends on the property type. Single-family homes sit at 3.2 months of supply and sell in a median of 22 days, which still leans toward sellers. Condos and townhouses sit at 6.3 months of supply with a median of 48 days on market, which gives buyers more room to negotiate.

Are home prices dropping in Seminole County?

Not on a year-over-year basis. The September 2026 single-family median of $448,800 is 2.0% above September 2025. Prices typically dip from late summer into fall, which explains most of the decline from August.

Which Seminole County city is most competitive?

In September 2026, Casselberry and Winter Springs had the least single-family inventory, at 2.4 and 2.5 months of supply. Casselberry homes sold in a median of 6 days at 100% of list price.

How much is my home worth?

Medians describe the whole market, not your home. Value depends on your neighborhood, condition, and the specific homes that sold near you. A free valuation from a local brokerage compares your home to those recent sales.

When is this report updated?

Monthly, after each month's sales close. October 2026 numbers will be added in early November.

Source and methodology: Based on information from Stellar MLS for the periods July 1–September 30, 2025 and July 1–September 30, 2026, retrieved October 7, 2026.
